Balozi Road in Kitengela is surrounded by a surprisingly large number of residential estates, gated courts, villas, closes and apartment developments.

During a NyumbaSure field survey in August 2026, we walked along the Balozi Road corridor and recorded residential developments visible along the road and its adjoining access roads.

This guide is intended to help renters, homebuyers and property investors better understand the residential environment around Balozi Road and New Valley.

Some are established residential estates while others are smaller courts, closes or apartment developments.

The presence of so many separate residential communities is one reason simply describing a property as being in “New Valley” or “Balozi Road” does not provide a home seeker with enough information.

Bonito Villas

Bonito Villas is one of the residential developments located along the Balozi Road corridor.

NyumbaSure observed the development during our field survey, and independent property information also identifies Bonito Villas as a gated residential development along Balozi Road.

Available property listings indicate that the estate contains multi-bedroom houses and townhouses.

Balozi Villas

Balozi Villas is another residential development within the Balozi Road area.

The development was recorded during our physical survey and is also independently mapped as a residential villa development in Kitengela.

Imani Apartments

Imani Apartments is one of the apartment developments we identified along Balozi Road.

Unlike many of the smaller courts recorded during our survey, its Balozi Road location can also be independently confirmed.

The apartments are also used as a landmark in some accommodation and property advertisements around Balozi Road, making them a useful reference point when describing this part of the corridor.

Rosewall Estate

Rosewall Estate is an established residential area accessible from the Balozi Road corridor.

The estate was identified during our field survey and is also independently mapped in the area.

Property information published for Rosewall has included residential plots and homes, indicating that development continues within the neighborhood.

Buyers considering undeveloped land within this area should independently verify title, planning restrictions, utilities, access and boundaries before purchasing.

Rosewall Oasis

Rosewall Oasis was another location recorded during the Balozi Road survey.

It is also independently identifiable in Kitengela and serves as a recognizable local landmark.

One of the defining characteristics of the Balozi Road residential environment is the large number of smaller named courts and closes branching from the corridor.

We have intentionally avoided adding unverified claims about rent, security, water, property types or other characteristics simply because reliable public information is limited.

As we revisit Balozi Road, these records will gradually be expanded.

What Types of Housing Can You Find Around Balozi Road?

The corridor contains a mixture of residential development.

Based on our field observations and independently available property information, housing around Balozi Road includes:

Apartments and flats – including developments such as Imani Apartments and other smaller apartment buildings.

Townhouses and maisonettes – particularly within some of the gated residential developments.

Standalone homes – found throughout the wider New Valley residential area.

Gated courts and closes – smaller residential communities are particularly common along the corridor.

Residential plots – undeveloped and partially developed plots can also be found within the wider area.

This variety means housing prices can differ considerably even within the same Balozi Road corridor.

Schools Near Balozi Road Estates

One of the notable advantages of the Balozi Road residential corridor is the concentration of schools.

During the same field survey, NyumbaSure identified approximately a dozen schools within the Balozi Road and immediate New Valley area.

They include Duara School Kitengela, The Windsor Garden School, Liberty School Kitengela, Royal Visionary Academy, Solid Rock Academy, Right Choice Academy, Barney’s House School, Pinacore School Kitengela, Kitengela Ebenezer Academy, Remnant Vision School, Crest of Success Academy and The Ark Junior School Kitengela.

Families considering moving to one of the estates or courts should investigate which of these schools are closest to the specific property they are considering.

Don’t Just Search for “A House in New Valley”

This is where detailed neighborhood information becomes important.

Two advertisements may both say:

3-bedroom house – New Valley, Kitengela

But one property might be close to Namanga Road while another could be considerably farther inside the neighborhood.

Their access roads, nearby schools, water arrangements, security, public transport and surrounding development can also differ.

Before renting or buying, establish the property’s exact court, estate or road rather than relying solely on the broader New Valley description.

What Should You Check Before Moving to a Balozi Road Estate?

When viewing a property, consider checking:

Water supply
Ask where the property’s water comes from and whether shortages occur.

Road access
Check both the main road and the final access road leading to the property.

Drainage
Where possible, investigate what happens during heavy rainfall.

Security
Determine whether the development is gated, whether guards are provided and how access is controlled.

Internet availability
Do not assume fibre reaches every court simply because it is available elsewhere in the neighborhood.

Service charges
For managed estates and apartment developments, establish what monthly charges apply and what they cover.

Parking
Confirm how many vehicles the property can accommodate.

School distance
Parents should establish the actual distance between the home and their preferred school.

Noise and surrounding development
Visit at different times of day if possible.

A Neighborhood Is More Than a Property

Traditional property advertisements understandably focus on the house:

3 bedrooms. Master ensuite. Parking. Modern kitchen.

But where that house sits can matter just as much.

For someone considering Balozi Road, knowing that a property is within Bonito Villas, Rosewall Estate, Balozi Villas or one of the smaller courts provides much more context than simply saying “Kitengela.”

That is the level of information NyumbaSure is working to document.
